In today’s economy, everyone seems to be searching for signs that a recovery is coming soon. Many experts agree that it may actually already be in motion or will be starting by the 3rd quarter of this year. With the housing market positioned to lead the way out of this recession, builder confidence might be a bright spark that gets the recovery fire started. The construction of new homes coming right around the corner is a huge part of that effort, and it may drive your opportunity to make a move this year.

According to the National Association of Home Builders (NAHB): 

“New home sales jumped in May, as housing demand was supported by low interest rates, a renewed household focus on housing, and rising demand in lower-density markets. Census and HUD estimated new home sales in May at a 676,000 seasonally adjusted annual pace, a 17% gain over April.” 

In addition, builder confidence is also rising, opening up opportunity for newly constructed homes in the market. The NAHB also notes:

“In a sign that housing stands poised to lead a post-pandemic economic recovery, builder confidence in the market for newly-built single-family homes jumped 21 points to 58 in June, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI). Any reading above 50 indicates a positive market.”

As noted above, this upward trend is supported by builders reporting an increase in demand for single-family homes in suburban neighborhoods with lower-density populations, a result of the COVID-19 health crisis.

Moreover, the most recent Monthly New Residential Construction Report from the U.S. Census indicates that authorized building permits for new residential construction increased by 14.4% month-over-month from April to May, and housing starts were also up 4.3% over the same time period. (See graph below):Are New Homes Going to Be Available to Buy This Year? | MyKCMAlthough housing permits and starts are both considerably lower than they were at this time last year, indicating the new construction market is still working on building its way back up, the trends are moving in the right direction when it comes to having an impact on the U.S. economy. They’re also poised to create the much-needed new homes for Americans to purchase in a time when inventory is so scarce.

Dean Mon, Chairman of the NAHB notes:

“As the nation reopens, housing is well-positioned to lead the economy forward…Inventory is tight, mortgage applications are increasing, interest rates are low and confidence is rising. And buyer traffic more than doubled in one month even as builders report growing online and phone inquiries stemming from the outbreak.”

The gap between homes to buy and the high demand from purchasers may be narrowed by new construction, and the data shows that these homes are on their way into the housing market.

How to make the dream of buying a home not turn into a nightmare.  

You already know that buying a home is a process with many twists and turns.  While you can gather much information via the internet about a home, it takes the experience of a Realtor® to help you achieve your dream home.  Remember, the seller pays the commission, so why not be represented?

First, a few basics: You need to be employed or have a steady source of income, you must secure a lender, and you must be able to handle the responsibilities of home ownership. If you’re ready and considering looking for your very first home, you’re in luck! The market has many options at different price points.  The monthly payments may be quite a bit lower than rentals for comparable properties.  Mortgage Rates are still low making this a perfect time for first time buyers to jump in and find their dream home!  

Now for the current news:  The market for buyers is getting very competitive. In a competitive market like this one, multiple bids on one home are fairly common.  We see this every day and we will work to guide you through the process to make your offer to purchase the one the seller accepts.  

Understanding the Home Buying Process

Buying a home can be a stressful process, but it doesn't have to be! This is what we do for a living at the Loretta Realty Group! Before you get a Realtor® and begin the process, here are a few things to ask yourself.

We have broken it down into 5 SIMPLE steps to consider! 

1. Is it the right time for you to buy a home?

We can’t state how important it is to figure out if you’re completely ready to own a home. If you’re not sure, take the necessary time to clean up your finances, and to learn as much as you can about the home buying and home owning processes. 2. How much house do you need and how much can you afford?

One of the first steps of the home buying process usually involves securing financing. Working with a lender to get a pre-approval letter gives you an amount to work with, so that you can find a home in your budget that ultimately suits the needs of your family. As your Realtor® we work with a lender to help alert you to the best deals for first-time home buyers. 3. How high is your debt-to-income ratio?  

Do not buy more than you can comfortably afford even if the lender approves you for more than you budgeted. 

We will help you understand the debt-to-income ratio. This is what you owe in comparison to what you make. Naturally, lenders are going to look at this very closely, and they would prefer to see you with a debt ratio that is lower than 40% of your income. Your housing debts should account for less than 32% of your income. As any good lender or Realtor® will tell you, home ownership should not be a financial burden. If you want a home, our team will do their best to get you one, but everyone should be sure that it’s a home that you’ll be able to afford long into the future.  Our lending partners will help you compute your ratios and make suggestions that will help your score.

4. Where do you want to live?

Do you want a single family home or a condo? What about a large tract of land that allows you to have room for your horses? Is there a specific community, such as a lake or golf course, you’d like to call home? Understanding the community where you’d like to live will help you to narrow down what types of homes you’re looking for, and the best place to find them.  What schools are nearby? Understanding your home inspection gives you a better chance to understand your future home, and to protect it. If there is something seriously wrong, you can negotiate, so that it will be fixed. If nothing is wrong with the home, you can proceed through the home buying process with the security of knowing that it will be a good investment for years to come. We have some great inspectors that we work with that will help you with your inspection, and help you understand the outcome of the results. 

Right before you take possession of the home, you’ll get a chance to go through the final walk through. This gives you one last chance to go through the home before the deal is done and the home is yours. While this is optional, it’s something we highly recommend to all of the people we serve. Once you’ve made sure the home is in order, and everything looks as it should, it’s time to sign the papers, and the home is yours!

New Index Reveals Impact of COVID-19 on Real Estate | MyKCM

Earlier this month, realtor.com announced the release of their initial Housing Recovery Index, a weekly guide showing how the pandemic has impacted the residential real estate market. The index leverages a weighted average of four key components of the housing industry, tracking each of the following:

  1. Housing Demand – Growth in online search activity
  2. Home Price – Growth in asking prices
  3. Housing Supply – Growth of new listings
  4. Pace of Sales – Difference in time-on-market

The index then compares the current status “to the last week of January 2020 market trend, as a baseline for pre-COVID market growth. The overall index is set to 100 in this baseline period. The higher a market's index value, the higher its recovery and vice versa.”

The graph below charts the index by showing how the real estate market started out strong in early 2020, and then dropped dramatically at the beginning of March when the pandemic paused the economy. It also shows the strength of the recovery since the beginning of May.New Index Reveals Impact of COVID-19 on Real Estate | MyKCMIt’s clear to see that the housing market is showing promising signs of recovery from the deep economic cuts we experienced earlier this spring. As noted by Dean Mon, Chairman of the National Association of Home Builders (NAHB):

The data today indicates the housing market is already on the way up.

A recent survey by Lending Tree tapped into behaviors of over 1,000 prospective buyers. The results indicated 53% of all homebuyers are more likely to buy a home in the next year, even amid the current health crisis. The survey further revealed why, naming several reasons buyers are more likely to move this year (see graph below):Three Reasons Homebuyers Are Ready to Purchase This Year | MyKCMLet’s break down why these are a few of the key factors motivating buyers to actively engage in the home search process, and the corresponding wins for sellers as well.

1. Low Mortgage Rates

The biggest reason potential homebuyers indicated they’re eager to purchase this year is due to current mortgage rates, which are hovering near all-time lows. Today’s low rates are making it more affordable than ever to buy a home, which is a huge incentive for purchasers. In fact, 67% of respondents in the Lending Tree survey want to take advantage of low mortgage rates. This is no surprise when comparing historic mortgage rates by decade (see below):Three Reasons Homebuyers Are Ready to Purchase This Year | MyKCMSam Khater, Chief Economist at Freddie Mac recently said:

“As the economy is slowly rebounding, all signs continue to point to a solid recovery in home sales activity heading into the summer as prospective buyers jump back into the market. Low mortgage rates are a key factor in this recovery.”

2. Reduced Spending

Some people have also been able to save a little extra money over the past few months while sheltering in place. One of the upsides of staying home recently is that many have been able to work remotely and minimize extra spending on things like commuting expenses, social events, and more. For those who fall into this category, they may have a bit more saved up for down payments and closing costs, making purchasing a home more feasible today.

3. Re-Evaluating Their Space

Spending time at home has also given buyers a chance to really evaluate their living space, whether renting or as a current homeowner. With time available to craft a wish list of what they really need in their next home, from more square footage to a more spacious neighborhood, they’re ready to make it happen.

What does this mean for buyers and sellers?

With these three factors in play, the demand for housing will keep growing this year, especially over the summer as more communities continue their phased approach to reopening. Buyers can take advantage of additional savings and low mortgage rates. And if you’re thinking of selling, know that your home may be in high demand as buyer interest grows and the number of homes for sale continues to dwindle. This may be your moment to list your house and make a move into a new space as well.

Employment Bouncing Back

The Shocking News in the Unemployment Report



Last Friday, the U.S. Bureau of Labor Statistics released their May Employment Situation SummaryLeading up to the release, most experts predicted the unemployment rate would jump up to approximately 20% from the 14.7% rate announced last month.

The experts were shocked.

The Wall Street Journal put it this way:

“The May U.S. jobless rate fell to 13.3% and employers added 2.5 million jobs, blowing Wall Street expectations out of the water: Economists had forecast a loss of 8.3 million jobs and a 19.5% unemployment rate.”

In addition, CNBC revealed:

“The May gain was by far the biggest one-month jobs surge in U.S. history since at least 1939.”

Here are some of the job gains by sector:

  • Food Service and Bartenders – 1,400,000
  • Construction – 464,000
  • Education and Health Services – 424,000
  • Retail – 368,000
  • Other Services – 272,000
  • Manufacturing – 225,000
  • Professional Services – 127,000

There’s still a long way to go before the economy fully recovers, as 21 million Americans remain unemployed. That number is down, however, from 23 million just last month. And, of the 21 million in the current report, 73% feel their layoff is temporary. This aligns with a recent Federal Reserve Bank report that showed employers felt 75% of the job losses are temporary layoffs and furloughs.

The Employment Situation Summary was definitely a pleasant surprise, and evidence that the country’s economic turnaround is underway. The data also offers a labor-market snapshot from mid-May, when the government conducted its monthly survey of households and businesses. Many states did not open for business until the second half of May. This bodes well for next month’s jobs report.

Bottom Line

We cannot rejoice over a report that reveals millions of American families are still without work. We can, however, feel relieved that we are headed in the right direction, and much more quickly than most anticipated.

Note: In its original report, the BLS explained that a misclassification error could have occurred over the last 3 months, starting in March of 2020. Readjusting for this error, the unemployment rate would actually show a drop from 19.7% in April to 16.3% in May. Nobody would say the original report of 13.3% unemployment was a good number, nor is the revised 16.3%. What is a positive move for our country and the economy is the significant drop in the rate from April to May, meaning more people are getting jobs than losing them. That’s the key takeaway.
